1. Core Service Packages
Tenant‑Find Only – 6% (incl. VAT)

Monthly rent collection
Arrears monitoring & chasing

Fully Managed – 9.6% (incl. VAT)
Includes everything in Rent Collection, plus:
Day‑to‑day property management
Maintenance handling & contractor coordination
Routine inspections with written reports
Deposit negotiation at end of tenancy
Serving Section 8 notices (where applicable)
Ongoing compliance monitoring
2. Tenancy Setup & Annual Compliance
Periodic Tenancy Setup Fee – £240 (incl. VAT)
Covers drafting the new periodic tenancy agreement and onboarding compliance checks.
Annual Tenancy Review & Compliance Update – £180 (incl. VAT)
Includes:
Annual review of tenancy terms
Compliance document refresh
Mandatory Information Sheet service
Updating deposit PI if required
Reviewing tenant circumstances
Confirming any Prior Written Notice grounds
3. Notice‑Serving & Legal Administration Fees
Section 8 Notice (Grounds‑Based Possession) – £120 (incl. VAT)
Includes:
Drafting the notice
Verifying grounds and evidence
Serving the notice
Proof of service
(Section 21 abolished from 1 May 2026.)
Section 13 Rent Increase Notice – £120 (incl. VAT)
Includes:
Market rent appraisal
Preparing and serving Form 4
Negotiation with tenant if required
Prior Written Notice (New 2026 Requirement) – £60 (incl. VAT)
Required where a landlord intends to rely on certain grounds in future (e.g., selling, moving back in). Includes drafting, serving, and recording delivery.
Notice of Entry (Repairs/Inspections) – £24 (incl. VAT)
For non‑managed properties. Included in Fully Managed.
Breach Warning Letter (Pre‑Notice Stage) – £36 (incl. VAT)
Formal written warning prior to escalation to a Section 8.
4. Property Visits, Inspections & Maintenance
Property Inspections – £60 per visit (incl. VAT)
Included in Fully Managed.
Maintenance Coordination (Standalone) – 12% of invoice total
Included in Fully Managed.
Contractor Key Release – £12 (incl. VAT)
For non‑managed properties.
5. Inventory
Inventory & Check‑In – From £180 (incl. VAT)
Check‑Out Report – From £180 (incl. VAT)
Independent clerk recommended.
6. Safety & Compliance Services
EPC Arrangement – £120 (incl. VAT)

8. Legal & Regulatory Notes
All fees are charged to landlords only.
Tenant fees remain restricted under the Tenant Fees Act 2019.
All new tenancies from 1 May 2026 are rolling periodic.
