Customer Due Diligence
Our AML procedures apply to all:
- Vendors
- Purchasers
- Landlords
- Tenants
We are legally required to:
- Verify identity and proof of address
- Establish source and/or destination of funds
- Verify property ownership (where applicable)
We are unable to proceed with any instruction or transaction until satisfactory documentation is received.
Identity verification may include electronic verification checks and, where appropriate, credit reference searches.

Tenant Fees (Lettings)
In accordance with the Tenant Fees Act 2019, we only charge tenants payments permitted by law.
Permitted Payments
Rent
As agreed within the tenancy agreement.
Tenancy Deposit
- Five weeks’ rent (annual rent below £50,000)
- Six weeks’ rent (annual rent £50,000 or above)
Holding Deposit
- One week’s rent
The holding deposit may be retained if the applicant:
- Withdraws from the tenancy
- Provides false or misleading information
- Fails Right to Rent checks
- Fails to take reasonable steps to enter into the tenancy agreement
Default Fees
Late rent (after 14 days):
Interest charged at 3% above the Bank of England base rate.
Lost keys/security devices:
Charged at reasonable replacement cost.
Variation, Assignment or Novation
£50 (inclusive of VAT) or reasonable costs if higher.
Early Termination
Tenants remain liable for the landlord’s reasonable re-letting costs and rent due until a replacement tenancy commences.
